• $2M to $16M equity commitment for properties worth between $6M and ±$40M.
• MGMT-ETC’s targeted investment properties:
  • Professional and Medical Office
  • Community/Neighborhood Retail Centers
  • Industrial and Multifamily on a case-by-case basis.
• Short term renovation and other value creation mechanisms.
• Credit worthy properties that are easily financeable with bank debt.
• Realistic opportunity of 12%+ IRR per opportunity with a 6%+ cash-on-cash

SECURE BUSINESS MODEL

• MGMT-ETC’s stable model with quarterly distributions.
• A few identified turn-around investments in an equity only mode with refinancing upon stabilization.

• The Mid-Atlantic area and the greater Southeastern U.S. is easily accessible from our home base in the Charlotte, NC metro area.
• The Southeast is one of the fastest growing regions in the U.S. and has further exhibited accelerated growth post-COVID.
• We will also target the New England properties with locational synergies to our existing NE portfolio.
